FOR FAMILIES WITH REAL PROPERTY
See the portfolio, the ownership, the obligations, and the family impact together.
A property portfolio is not a list of addresses. It is a structure of titles, debt, insurance, and deadlines.
Property wealth fragments faster than any other kind: every building brings a title, an LLC, a lender, an insurer, a tax bill, and a renewal calendar. ArkLegacy keeps the portfolio, the entities that hold it, the debt against it, and the documents behind it in one living picture, so the family sees what it owns and what it owes at the same time.
01 · THE WEIGHT
What this actually feels like from the inside.
Titles and entities drift apart
Properties get bought in one name and meant for another; LLCs get formed and half-funded. Years later nobody is certain which asset sits where, and the answer matters exactly when it is hardest to reconstruct.
Debt has its own calendar
Rate resets, maturities, and covenants do not wait for family meetings. A reset notice that sits unread in a mailbox for three weeks can quietly reprice a major obligation.
Valuations age in silence
Appraisals and assessments go stale at different speeds for every property. Decisions then get made on numbers that are years old without anyone noticing the age.
Insurance is renewed, not reviewed
Policies auto-renew while replacement costs, liability exposure, and the umbrella drift away from reality. The gap surfaces at claim time.
02 · TODAY’S WORKFLOW
Where the pieces live right now.
- 01The deeds and LLC documentslive in a fireproof box and a registered agent's portal.
- 02The loanslive at three lenders, each with its own statements, resets, and covenants.
- 03The insurancelives in a broker's renewal emails, read once a year at best.
- 04The tax documentslive in the CPA's portal, organized for filing, not for the family.
- 05The leases and managerslive in inboxes and a property manager's report format of the month.
None of these pieces is wrong on its own. The problem is that the whole picture exists nowhere, so the family or one exhausted person becomes the integration layer.
03 · THE ARKLEGACY OPERATING MODEL
The same record, run for this family’s shape.
01
Every property in its structure
The Family Map shows each property inside the entity that holds it, with its value, its valuation basis and age, the debt secured against it, and the equity that is actually the family's.
02
Obligations with owners and dates
Rate resets, renewals, premiums, and property-tax deadlines land in one queue with a named owner. The reset notice becomes a framed decision with its document attached, not a surprise on a statement.
03
Evidence that admits its age
Appraisals, assessments, and market estimates each carry an as-of date and a freshness status. Stale evidence is flagged before it quietly underwrites a decision.
04
Liquidity next to the portfolio
Property is illiquid; obligations are not. Reserves and reachable cash sit in the same picture as the debt calendar, so the family can see whether the next twelve months are actually funded.

04 · SITUATION-AWARE AI, SHOWN HONESTLY
What the AI sees in a record like this one.
Illustrative example, computed from the same synthetic family record the live demo runs on. Every claim cites the record behind it; missing information is named instead of guessed; the professional who should review the next step is part of the answer.
THE QUESTION
“What is moving against our property portfolio in the next 90 days?”
A HELOC rate reset takes effect on September 1, and the pay-down question is an open decision with an August due date. The reset notice is filed and linked, so the decision is framed on the actual terms, not a summary of them.
E8LA-5The industrial building's appraisal is about 23 months old and past the freshness rule; an updated appraisal is already an open action. Until it lands, the equity number for that property carries a stale basis, and says so.
E4LA-2RE-PLANTAcross the portfolio the record carries $4.63M of property against $980k of secured debt, each value tied to its evidence document and its age. The umbrella renewal decision is open alongside it.

WHAT THE RECORD DOES NOT KNOW
Current lender payoff quotes and this year's insurance replacement-cost updates are not in the record yet.
WHO SHOULD REVIEW THE NEXT STEP
your lender relationship officer and insurance advisor
Honest status: this intelligence is deterministic and computed only from the family’s own record. No external AI provider is active in the current preview, and nothing here is generated by one. Guidance is informational and permission-aware; it is never legal, tax, investment, or insurance advice.
05 · PRIVACY, PERMISSIONS, AND BOUNDARIES
Who sees what, and where the product stops.
- PrincipalsThe full portfolio: values, debt, insurance, documents, and decisions.
- Property managerThe assets they manage and the items assigned to them. No family financials.
- CPATax documents, entity registers, and the filing calendar.
- Next generationThe structure and the why, at the depth the family decides.
Access is role-scoped, explicit, and logged; family records are context for the family’s own questions, never training material. ArkLegacy coordinates information and action across the family and its professionals. It does not replace legal, tax, investment, or insurance professionals, and consequential actions stop and wait for a person.
06 · ASKED PLAINLY
Questions this audience actually asks.
- Does it connect to my lenders and property managers?
- Not today, and the page will not pretend otherwise. Records are entered with their source documents and kept fresh by review rules. A connector foundation exists and is fixture-tested server-side, but no live provider connection is active in the current preview.
- We hold everything in LLCs. Can it model that?
- Yes. Entities are first-class: each property sits inside the entity that holds it, with ownership percentages, signers, resolutions, and filings tracked per entity, and the whole structure drawn on one map.
- Is this a property management tool?
- No. Rent rolls, maintenance, and tenant communication stay with your manager. This is the family-level record: what is owned, through what, what is owed, what protects it, and what has to happen next.
- How does it handle valuations between appraisals?
- Every value carries a stated basis and an as-of date: appraisal, assessment, or estimate. The product never invents a number; it tells you when the one you have is old enough to matter.
See it before you share anything. Then decide.
The live demo runs entirely on a synthetic family, so you can walk every surface first. Private preview; membership is by invitation and a person reviews every request.
